fix is the everyday word, and repair is a little more formal. You can say either. A plumber works on water and pipes. For the parts of a big building everyone uses, like the halls and the elevator, you call maintenance.
Tenant: The shower is broken. Can you repair it?
Landlord: Yes. I can fix it tomorrow.

(maintenance / noise / 911) Answer: maintenance — The light is in the hall outside Lars's door, a part of the building everyone uses, so they call maintenance. 911 is for an emergency, and noise is a sound, not someone you call.
